Negotiate & Supervise
We negotiate, supervise, and coordinate all general maintenance, repair, and improvements of the common property, including contract management and inspections of lawn and general grounds maintenance, snow removal, annual/monthly fire inspections and repairs, reserve fund expenses , miscellaneous improvements, and other provision of utilities, services, equipment, and supplies.
Legislative Requirements
We comply to CAO requirements with the maintenance of all core and non-core condominium documentation, preparation of accurate and timely status certificates, Information Certificate Updates and Periodic Information Updates.
Community Website and Regular Visits
Regular property visits help us see how your community is doing and mitigates property related issues. We provide a community website for your corporation which facilitates open and frequent communication with your unit owners, including reporting maintenance issues and requests for service.
Owner and Board Meetings
We facilitate your meetings by preparing the agendas and documentation required. We can also help you and your community transition to an online format for transparent communication and to facilitate quorum.
General Administration
Our team organizes proper record keeping, bookkeeping, administration of accounts payable and receivables, electronic payment files for pre-authorized monthly withdrawal of individual fee payments, secure collection of post-dated cheques and, provide monthly financial reports.
Property Accounting
Our accounting team ensures the numbers are right and your monthly reports are generated on time. We follow up with unit owners to ensure payment of arrears and effect lien notices as required.
Preparation of Budgets and Schedules for Condominium Development Projects
We work with your team to review your condominium documents. Use our experience to provide feedback on general site plans and develop your project’s first year budget, including the Schedule D.
